How the numbers work

  • Fix and list: we start from what you expect the house to sell for once it's updated. Then we subtract the repairs, the months of mortgage, taxes, insurance and utilities while the work gets done and the house is on the market, and the agent commission and closing costs.
  • Sell as-is: you skip the repairs, the waiting and the commission. A cash buyer pays less than an updated house would sell for, because the buyer takes on the repairs, the holding costs and the risk.
  • List it: if your house needs little work, listing it usually leaves you with more money. The calculator will tell you when that's the case.

Questions

Is it worth fixing up my house before selling?
It depends on how much work it needs and how long you can wait. Paint and small repairs often pay for themselves. A roof, HVAC, foundation or new kitchen takes money up front and months of work, and you may not get it all back.

What does "as-is" mean?
You sell the house in its current condition. No repairs, no cleaning, no staging.

How are repairs estimated?
Select the repair issues you know about and enter your estimate of the total repairs needed. The repair selections help us understand the property; your total repair estimate is what the calculator uses.

Is this an offer?
No. It's an estimate to help you decide. For an offer, fill in the form below or call (434) 989-0741.
